ICON Brickell Airbnb Design for a Bespoke Investment Studio
This ICON Brickell studio was designed as a fully appointed Airbnb investment property in one of Brickell’s most recognizable destination buildings. Inspired by the bold, funky, Baroque energy of the ICON Brickell lobby, Exclusively To Design created a themed short-term rental interior that felt connected to the building’s personality and gave guests a memorable Miami experience.
The client wanted more than a furnished rental. He wanted a design-forward Airbnb that could stand out in a competitive Downtown Miami and Brickell market, photograph beautifully, function efficiently, and feel like a boutique stay rather than a generic studio. The design direction included navy flocked leopard wallpaper, colorful designer furnishings, Baroque-inspired details, sculptural lighting, playful artwork, and a layered, high-impact guest experience.
Because the studio was compact, the design also had to work hard. A custom Italian Murphy bed system converts into a sofa sectional, includes pull-out sleeping function and storage, and allows the space to shift between lounge, bedroom, and guest-ready living. A custom Frida Kahlo mural was added behind the Murphy bed to create a dramatic focal point when the bed is open.
The result was a distinctive, fully outfitted Airbnb studio designed for both guest appeal and investment value. The property was booked consistently for approximately three years, and when the owner later sold it, the buyer purchased the unit fully furnished with the furniture, artwork, styling, and design intact. According to the owner, the sale was one of the strongest in the building at the time — a reflection of how a memorable, turnkey interior can support rental performance and resale appeal.
