The homeowners of this 1920's home in Seattle really wanted a functional basement, and most importantly to add a 3rd bedroom to the home, a 3rd full bath and a new laundry area. With no real design concept in mind we started with the basics moving the heating/cooling systems to the other side of the home, consolidating them better to be able to create a dedicated mechanical room. We also swapped them out with direct vent and tank-less systems to give us more location options. When that was complete the layout was set! The existing basement was open framing completely unfinished, terrible laundry area, no bathroom etc.. We used the old furnace venting stack in the chimney to vent the new fire place. We had to cut out about 25% of the existing slab to do the required ground work for the new bathroom/laundry location. After re-pouring/patching in the slab we ground the entire slab down, -re-profiling the entire area. I don't think we had one level or plumb area to work with so re-framing was a challenge, scabbing, chamfering, tapering etc... we made it work! All the custom cabinetry was made and designed by us in-house. All the stained cabinetry and mill work was made out of Knotty Alder, all the painted cabinetry and mill work was out of Poplar. After install of everything we painted and stained all the cabinetry on site and it turned out great! The Barn Door was a last minute call that ended up making a huge difference. Although we did prep, frame and drywall the new bedroom to meet code, the homeowners decided to keep it as an additional storage room, adding shelving until they sell or rent out the home. We added a wax finish top coat on the freshly re-profiled slab and it turned out really nice and smooth. I must say, this ended up being one of the coolest finishes on a space that we have done.
