Everything out and start over. Due to poor quality work previously, this bathroom had been leaking water into the wall under the window, leaking water into the subfloor surrounding the toilet, and blowing the moist air from the bathroom straight into the attic through the exhaust fan. It's safe to say that the customer no longer needs to worry about any of that!
