Ten feet is what kept this lot vacant for decades. There was a City utility easement that sliced through the steep lot, limiting ways to develop. A buyer took a leap of faith that we could find a way to turn challenges into assets.
We created forms based on the site’s terrain, capturing dynamic angles, much like a natural ravine. A house developed on one side, a studio apartment above garage on the other. A bridge floated over the landscape that filled the bottom of the ravine.
The bridge wasn’t just a connector. It was wide enough to expand outdoor living. The garage wasn’t just for parking. It was open at the back for an outdoor lounge. Instead of the neglected site it once was, the final design takes ownership with intrigue, purpose and individually.
