Downtown Apt

A condo purchased by a foreign investor with the intention of renovating, furnishing and renting out. We took care of everything from hiring third-party trades, selecting all the finishes, shopping for furniture and accessories and getting the unit ready for the rental market.

The living area had a wonderful gas fireplace that turned on simply by flipping the switch you see on the left side. Fireplaces are very, very rare in condos, let alone in Old Montreal. So I really wanted to make it the main attraction of the space by creating a cozy but sophisticated atmosphere.

The area beneath the stairs is often limited because of the danger in bumping you head on the stairscase. This would be the best place for a large screen TV.

We called this room the Flex Space. It could be used as a second bedroom (by adding freestanding storage) or as an office.

A tiny wall mounted sink and dysfunctional storage made it a necessity to renovate the bathroom to make the unit more marketable for a high end tenant

The master bedroom - narrow and long. The freestanding wardrobes on the right offered plenty of storage; but also limited the size bed we could use. And to make it even more challenging, the wall on the left flared out so that it was narrower at the head of the bed.

Since there wasn't enough room to have end tables on each side of the bed, we added a wall light with a switch just beneath it on one side so that the door to the freestanding wardrobe would open and close freely while still providing light for reading.

Adding sheers to the large window allowed natural light to filter in but gave some much needed privacy from the adjoining buildings that formed a courtyard at the back.

The bathroom had a complete makeover. The only thing we kept were the wood panels you see behind the vanity. Quartz counters, porcelain tiles and new LED lighting elevated the the look of the space. The bathtub was also replaced with a generous shower. Black fixtures enhanced the industrial...

The top drawer beneath the sink is a fixed panel, but the remaining drawer gave plenty of storage. Since the plumbing could not be relocated, the sink was skewed to one side making room for ample counter space. Additional storage was added next to the shower stall.

We added a sleeper sofa and work desk to the Flex space giving the potential tenant various options for use of the space. Modern sheers allow the natural light to filter in while giving privacy from the office buildings directly across the street.

Placing the TV beneath the open stringer staircase allowed us to maximize the space and take full advantage of the gas fireplace.
