Our quote came in about $75/sf less than the builder they had decided to move forward with until the final quote came in. SkyDev is very competitive on pricing due to a lean model with high-value subs.
The project started as a typical HPR spec build with template finishes. When the customer began envisioning more upgrades, we had to sit down and look at the budget and see what upgrades would be realistic. By doing this about 1/4 of the way into the project, we were all able to anticipate any cost problems before they came up. They chose some upgrades and skipped some others.
We fought to stay on schedule by anticipating bottlenecks weeks in advance. The utilities process takes months, so we hire this subcontractor the week the foundation starts in order to not be waiting on power and water later. We ordered doors and windows as soon as we had permits.
We also made some "on the fly" changes to their architects designs without them having the cost to redraw. We converted the area under the stairs to a childrens' play room. The screened porch on the house plans called for a full concrete block perimeter foundation, so we worked with the customer to get more bank for the buck by shaving off thousands of unnecessary foundation work. There were dozens of other minor changes such as moving the attic access to a better location.
We are very proud of how the house turned out. By working with the customer as a team, we were able to keep in budget and on schedule. This customer was an absolute dream to work with, and it was a reward for all of us to see a brand new house!
