Kadlub Residence

3d renderings of a proposed lake front cottage on the shores of Lake Michigan.

The property is heavily wooded with high dunes along the lakeshore. The only buildable area is behind a 40 foot high dune. The dune is a Primary dune and cannot be built on according to the Michigan Critical Dune Act.

The challenges, 1) How to have a lake view with out touching the critical dune and 2) Be within the zoning height restrictions. A unique solution was required to fulfill the owners request for a lake view fir the building while preserving the integrity of the dune.

The solution as you can see is a 1 1/2" story structure with daylight basement. The basement rests on 20 feet of fill to raise the building high enough so that the upper level has lake views while staying under the zoning ordinance of a maximum 2 stories or 35'-0" height restriction.

The most striking aspect of the this design is the bridge that extends from the house to a viewing platforrn on top of the dune. This design has almost no impact on the dune.
