LEED Platinum certification achieved

With sustainability and high performance in mind, this inner-city Duplex achieved LEED Platinum certification. The north side of this Duplex is an open concept, loft style contemporary home with a 12 foot island featuring a 150-yr old Douglas fir eating bar, a 'brick' wall and a 2-storey open riser staircase. The upper floor features a flex space/loft, 14' of built-in closets in the Master bedroom, a luxurious Ensuite and hardwood flooring throughout. Tons of light fills the space with large, expansive, triple-glazed windows. All products and materials were carefully chosen for indoor health, durability and planet-friendly. Careful attention was taken in the landscaping which has drought-tolerant plantings, a rain garden and permeable decking.

The Kitchen wall contains a counter depth French door Fridge and built-in Wall oven and Microwave/Speed oven. Quartersawn oak cabinets with 24" deep uppers provide plenty of storage. No hardware maintains clean lines.

The Dining room has a 8' x 10' wall of Recycle Porcelain 'brick' tile and the Sideboard boast a pull-out pantry and 24" deep upper cabinets

This recycled porcelain tile 'brick' looks like it's been there for 100 years and adds drama to the open loft dining area.

This 2-storey Open riser staircase in solid Oak was stained a darker french gray than the hardwood for contrast and helps bring light in through the triple-glazed large windows.

The large living space looks into the backyard through a wall of windows and sliders and is open to the kitchen defined by the large chunky bulkhead.

The living room wall looks towards a large built-in complete with TV/Art space with linear electric fireplace. To the right of the fireplace is a floor to ceiling built-in storage unit with upper shelves.

This Flex Space/Loft was left open to allow for flexible use of the space. Here it is shown as an office; however, it could be a 3rd bedroom if required.

The Powder room features a custom made vanity distress with chalk paint and waxed to a sheen. The walls are also an indigo blue chalk paint and finished with wax for a handpainted effect.

The main guest bathroom has a custom made vanity with a concrete-like quartz countertop and undermount sink. The striped-set 12x24 tile goes right to the ceiling of the tub/shower.
