Linkowski Addition & Remodel

What started out as an old ticket booth that had its share of remodels, additions, and handy-man work turned into a beautiful 1 1/2 story camp.
The view from the lake shows the shallow metal roofs that were leaking, as well as the "Ticket Booth". The large area toward the lake and the area to the right were additions sometime in the past.

Removing the lattice we discovered quite the array of framing, which we reinforced and secured to bedrock. Adirondack siding was added, and almost the entire roof was removed to add a second floor area. All windows were replaced as well.

Although still not entirely complete (the screened porch was stuck in zoning), you can see the charm this camp has, with wonderful views of Lake George beyond.

The existing interior was slightly cramped, with low headroom in places.

An interesting intersection of beams, low pitched roofs, and floor elevation changes hinted at multiple additions.

Because of the location and how the home sat on bedrock, a steel beam (hidden under the dark stained wood) allowed us to cantilever as much weight as possible. Notice the cased opening between the kitchen and eating area to allow as much light in as possible.

The cased opening between the kitchen and eating area allows ample sunlight and views in. A custom ship's ladder will be added to allow access to the storage/viewing area upstairs.

Looking toward the entry (off to the left actually), you can see the sloped ceilings "squeezing" the space.

Opening up the roof helped create a more welcoming sitting/living room.

New french entry doors replace a sliding glass door, and reclaimed barn lumber help accentuate the new gas fireplace. Notice the steel beam wrapped with trim above.

Looking toward the existing bathroom and entry, you can again see the intersection of beams and roof. The existing door was actually cut to fit!

The vanity and mirror for the bathroom. Believe it or not, this small camp has a full bath at one end and a half bath with a washer and dryer beyond this door.

Although at the time of this photo the final light fixture hadn't been selected, you can see how bright the space will be leading to the second floor viewing room.

The wide plank wall treatment is a nice counter to the ceramic tile floor, made to look like wood.
