Noyes Street

This new two-story home design features three bedrooms and two bathrooms on the second floor, with a full bathroom on the first floor. If needed, the main level can function as a complete, independent living space as the occupants age in place. The design prioritizes efficient space planning to minimize new construction while preserving generous, light-filled interiors.
High-performance insulation, thoughtfully designed airlock mudrooms, an all-electric utility system with energy-efficient appliances, strategically placed skylights, double-height spaces, and sliding glass doors on both levels work together to create a home that is functional, sustainable, and architecturally engaging. Flexible, multi-purpose rooms support a variety of users and easily adapt to evolving needs.
At the rear of the house, expansive sliding doors open onto a deck that leads to the garden and a new two-story garage. In lieu of a basement, the clients chose this garage solution to reduce construction costs and mitigate flooding risk, while still providing ample workspace and storage for watercraft used on nearby Lake Michigan. Both front and rear mudrooms serve as energy-saving airlocks, offering efficient, organized storage for outdoor gear while keeping clutter out of the main living spaces.
