Bittoni Architects designed this modern investment duplex in Los Angeles’ Sawtelle neighborhood, blending minimalist aesthetics with the warmth of a traditional home. At 4,475 square feet, this first-of-its-kind duplex on the street stands out among a mix of historic and contemporary residences. Originally planned as an owner-occupied unit, the striking design generated such high interest that both units are now fully rented.

The architecture balances familiarity and innovation, beginning with a bold pitched roof in matte black asphalt shingles, a nod to the classic concept of "home." The light pine and white stucco façade creates a modern yet inviting presence, while large black-framed windows and skylights maximize natural light throughout the interiors. Designed for privacy and comfort, the two standalone units share no common walls. A private courtyard connects the back unit, while the front unit features a street-facing patio.

Inside, the gallery-like interior seamlessly continues the home's serene aesthetic. Oak wood flooring grounds the space, while clean architectural lines are softened by subtle curves. The statement kitchen embraces a monochromatic black palette, featuring matte black countertops, appliances, and a spacious island. The open floor plan flows into the dining and living areas, bathed in light from perpendicular windows and skylights.

The second floor houses two secondary bedrooms and a primary suite, where sunlight floods in from oversized custom windows and skylights. The primary bath features a double vanity with white Neolith countertops, a walk-in stall shower with white subway tile, and a standalone soaking tub for a spa-like retreat.

This thoughtfully designed duplex showcases modern architecture at its finest, where strategic use of light, space, and materials creates an elegant yet highly livable environment.
