Spring Lane Kitchen Renovation
This single-story traditional home in Tarrytown, built in 1949, was in need of a kitchen remodel 50 years in the waiting when our company was introduced to the project. With a design already in place, Realty Restoration was referred to the owners by past clients because the first bid the owners received had come in at a monstrous 250k for this kitchen/utility/breakfast room remodel. By streamlining some of the design options, as well as adding a few new ideas, the estimate was reduced to 160k, and was ultimately built for 131k.
The existing kitchen was full of outdated features including old brick pavers, inadequate cabinets, poor lighting, dated appliances, and plenty of unused space in the hallway leading to the back door.
The house was built on pier and beam construction, so removing the brick pavers meant completely reworking the sub floor to raise it to a height that would allow for a smooth transition from room to room when the new wood floors were installed. Stunning white oak floors, laid in a herringbone pattern with a 12” perimeter band running long ways, framed this attractive transformation.
Uninspiring cabinetry with uppers that were shortened by an unnecessary fur down were replaced with new custom cabinetry installed from floor to ceiling. Commercial grade appliances were installed including a Sub Zero refrigerator, under-counter microwave, wall ovens and a Wolf range top. Special features included an appliance garage, a custom integrated wood surround range hood, oversized full extension drawers for heavy pots & pans, pull-out shelving, and furniture style feet were among the many details that make this kitchen exceptional.
Lighting that once consisted of two fans with light kits, now features recessed incandescent fixtures, under-cabinet fluorescent lighting, and carefully placed pin lights to highlight features such as the stunning pillowed edge carrara marble backsplash with mitered outside corners, apron sink, and glass uppers to display fine china.
An oversized hallway leading from the breakfast area to the backyard was transformed into a full length butler’s pantry with an under-mount bar sink, two wine refrigerators, lighted glass display cabinets, and a striking porcelain tile bead board backsplash.
All these features lead to an impressive kitchen remodel that can be enjoyed for the next 50 years to come.
