Building in a small beach town there were a few factors to consider in the design. The home would have to be narrow to fit within the footprint allowed, the height would need to stay below 42 ft. to adhere to height restrictions and all usable space would need to be above the floodplain.

After the height restrictions were factored in, simple math would determine that each level of the three story home would have to be 8 ft tall. At the top of the homeowners wish list were soaring ceilings along with windows in the main living, kitchen and dining area, making 8 ft ceilings throughout not a viable option. This is when the unique split level beach home design was born. The home was designed around the 16’ ceilings and the main living, kitchen and dining area. From there, the remaining space was split into half levels for guest rooms, bunk rooms, the master suite, outdoor decks and a loft with secondary master suite.

The main living level is where you’ll find the massive kitchen with two oversized islands, a wet bar for entertaining and a dining nook surrounded by floor to ceiling windows letting in natural light and the surrounding views. And located just off the kitchen, there is a cozy, yet formal lounge area. This level is packed with enhanced trim work, built-ins, and exposed beams, giving the home that luxurious beach feel. One half level up is the purposefully tucked away loft area, along with a powder room and a large guest room with full bath that can be closed off to give guests complete privacy from the main level.

Each of the floors are joined on the exterior by a spiralling staircase that provides access to the outdoor courtyard. Designers had to raise the level of the courtyard to be in line with the main level of the home and to adhere to the flood limitations. The unique and custom shape of the outdoor pool allowed space for all the elements that the homeowner wished for. This small outdoor oasis has a lot packed in from the pool and hot tub combination, to the poolside bar and lounge area, to the outdoor fireplace and grilling space.

This home is the epitome of a beach home with tons of room for guests and terrific entertaining areas inside and out.
