This was a heavy lift. The foundation had major issues, 110 feet of footing at the back of the concrete deck was failing, tile roof needed repairing, the entire house probably hadn't been cosmetically upgraded since the early seventies or its original construction, the landscape was completely overgrown (you could barely see the house from the street), termites, single-pane aluminum windows, etc. But what I had was a great set of bones from some really talented architects so I did what I always try to do, brought it up to 2017 while keeping all the 1964 cool.
