Hugh. Is it best to have a low window on the North side and high window openings on the South side? I have picture windows I am replacing facing on the south side and kitchen windows on the north. I am in the NW if that makes a difference. Jet stream comes from NW I believe.

The windows are approx 52"x96". Bottom ones are 52"x22".

Yes. Venting is the reason. The condo is on a hill and the breezes come

Site lines open and clear. But mostly it was done for ventilation.

Although we have used them on othrr projects, There is not a rainwater collection system here. A steel edge keeps the gravel in place.

Depending on your decorative style there are plenty of window treatments to choose from. You may prefer valances that only cover the top of the windows, or you may prefer long drapery in modern panels. Motorized window screens are also an option, and are very modern.

In the flow. This condo is on a hill. The low-set operable windows catch the breezes; higher windows at the back of the room draw the air through, up and out. The large, uninterrupted panes of glass keep the views open.
