This space is the third floor of a home in Genesee, our second project with the homeowners (of 3 to date). The attic is accessible by secret bookcase cabinet door up a winding stair. There is a code-required second exit via custom metal ladder which drops into a former large closet below on the second floor, through means of a trap door hatch concealed in the wood floor. The space includes a raised platform 'stage' for childern's performances, engineered wood flooring and custom built-in cabinets. Additional mechanicals were required for this space in the form of a mini-split system, used only when required in cold an dhot extreme temperatures. The space was insulated with spray foam and considerable repair was done to improperly framed construction.
