An addition and major remodel to an older tract house. The new house is a tropical island style with lots of natural light and cross ventilation.

The new proportions of the house work well to give it the tropical island feeling the the owners wanted to acheive. The awnings add to the sense of the tropics.

The new proportions of the house incorporate the old second story addition into the design. Even though the old second story was physically raised over 12" during construction, it does not feek too tall because of the addition of the new porch roof and the massing of the new spaces around it.

This BEFORE PHOTO shows that the original house had an older second story addition that was poorly placed over the outdoor atrium entry. The goal was to add a new entry space, and a new guest room and to make the old second story addition look like it was part of the design.

The new entry doors are designed to be welcoming, but still provide privacy inside the house. The clerestory window above the door opens for sustainable design. The ventilation provided by the clerestory window provides cross ventilation from the front to the rear of the house.

The exisiting living room is now open to the new entry hall / sun room. The house is sunlit from both sides and the new design is sustainable by allowing sunlight and ventilation to easily flow into the house from all sides.

The new master bathroom cabinetry was designed to provide lots of storage space. Even though windows were removed for the new configeration, there is lots of sunlight in the bathroom with the new skylights.
