Deck Lighting: Install Lutron Dimmer inside home to control outdoor wall sconce and LED rope lights, add new wall sconce with receptacle to connect LED lights, run 135' of warm white 120V 1/2" LED rope light around the perimeter of deck cover. Add 45' lighting valance across beam for LED lights to rest in. Paint with great white shark skin paint.

Deck Railing: add 2 8' cedar railing sections between the 2 new existing sections to match.
Remove lattice railing sections and add 4 sections of cedar railing to match existing railing using existing posts (additional cost to remove existing rail posts and add 3 4x4 posts from the ground to the deck cover to match front rails: $250.00)
Add 24" step between opening down to lawn

Patio Cover Repair: Remove old patio corrugated cover, examine roof edge connection and repair if necessary, repair drain and down spout, install 144 24" sections of corrugated PVC nail spacers, install 24 sections of 26" x 12' clear corrugated PVC cover.

Repair Fascia on deck cover and replace 6 joists: remove gutter, remove fascia boards, remove 6 joists with dry rot and replace with new lumber, reinstall new pressure treated fascia board and install flashing over top, reinstall gutter.
