Formerly a patio beyond a garden window at the kitchen with French doors off the dining room, we added 160 square feet of new Family Room to an existing house. We created a breakfast area out of a garden window here, to preserve the kitchen we previously remodeled. Granite rolled out with bar seating. All cabinets custom made by PRI per specifications of homeowners.

We used the light switch for the old French door lights, that became obsolete after the addition, for these accent lights over the breakfast area. We added 160 square feet to a home adjacent to the kitchen we remodeled a couple years before.

Attaching a new wall to an existing wall is not the easiest thing in the world. Pray for us remodelers.

We're using H5 Hurricane Connectors by Simpson Strong Tie to secure the new wall to the existing. Also, I bolted them together with a lot of big screws.

Inspectors like it nice and shiny, here in California.

Tiger Paw roofing underlayment is the best product on the market for waterproofing.

We use an extra leaf of Tiger Paw along the ridge to help resist traffic in the future. There's a reason our roofs dont leak.

This roof area is a lot bigger than it looks on the ground!

We also use an extra leaf of Tiger Paw along the valleys, for the same reason as we do along the ridges. Then, we work from the bottom and install to the ridge. Roofing is a process that has to be done right!

In California, we have to install a continuous metal strap around the entire building. The strap has to be connected to firm blocking on the inside.

We've peeled off the siding across a vast amount of existing wall surface, so that the most discerning eye will be unable to tell I added to this house when we're done.

The pergola is treated with Thompson's Mineral Oil to protect it from sun damage. This finish requires annual to biannual maintenance. It's worth it. Painting would eliminate the beautiful wood grain.
