Hindmans House – Victorian Extension & Loft Conversion in East Dulwich
This end-of-terrace Victorian home in East Dulwich was completely reimagined to create a spacious, light-filled family house designed for modern living. Completed in summer 2021, the project combined a three-storey rear extension, loft conversion and full internal refurbishment to unlock the potential of a previously underdeveloped property.
Studio : MASS were appointed to transform the house into a long-term family home. The existing rear additions were removed and replaced with a carefully designed stepped extension, including a new two-storey outrigger and roof extension. The result is a balanced addition that respects the character of the Victorian terrace while dramatically increasing internal space.
At ground floor level, the layout was reorganised to create a clear distinction between formal and informal living areas. The original front rooms were retained as a living room and snug, while the rear of the house was opened up to form a generous open-plan kitchen and dining space. Full-height steel-framed glazing connects the interior directly to the garden, bringing in natural light and creating a seamless indoor-outdoor flow.
Upper floors were reconfigured to provide three double bedrooms and a family bathroom at first floor level, with a dedicated master suite occupying the loft. The result is a four-bedroom home arranged across three floors, offering both privacy and flexibility for growing family life.
The project involved careful planning negotiation to refine the scale and depth of the rear extension, ensuring a solution that balanced neighbouring amenity with generous internal space. With a construction budget of £200,000–£300,000, the transformation demonstrates how a thoughtful Victorian house extension in South London can significantly enhance both lifestyle and property value.
