New Build Infill Development & Planning Success in Westcliff-on-Sea, Essex

This contemporary new-build home in Westcliff-on-Sea was developed on a previously unused infill plot that had historically served as a garage and garden land. Purchased at auction by a repeat developer client, the site offered strong potential but required careful planning strategy and technical coordination to unlock its value.

Studio : MASS was appointed to secure planning permission for a new three-bedroom family dwelling that would sit comfortably within the established Victorian and Edwardian streetscape. The design responds to neighbouring proportions and rooflines, creating a modern interpretation of traditional terrace architecture while maximising internal space and natural light.

As part of the project, a significant infrastructure challenge had to be addressed: a main sewer ran directly through the plot. Studio : MASS successfully negotiated a complex build-over agreement with Anglian Water, coordinating the upgrade of the sewer to allow construction to proceed safely and compliantly. This technical resolution was critical to delivering the scheme.

The completed home provides well-proportioned family accommodation arranged across multiple levels, designed to feel generous despite the constraints of an urban infill site. Careful attention to scale, materials and façade composition ensures the property integrates seamlessly into the surrounding street.

Studio : MASS managed the project from concept design and planning negotiations through to technical detailing, Building Regulations and construction oversight. Completed in 2024, the development demonstrates how thoughtful infill design and strategic planning can transform redundant land into a high-quality, market-ready home.
