For the Juniper Project, creating private spaces was key while also trying to maximize every view possible of the downtown Austin skyline. We allowed the courtyards and open spaces to dictate the flow of the plan.

However, the first question someone might ask about this property is, “Why is the floor plan shaped like that?” Initially the angles of the front property line inspired the direction of the design. The angular walls are a strong design feature but they also allowed us to maximize square footage and utilize space in the most efficient way. The goal was to make it feel completely unique without sacrificing functionality. The flexible spaces combined with thoughtful placement of windows ensure the breathtaking views of the Capital and Frost Bank were fully captured. The location is so great that it would be hard not to imagine this duplex as anything other than a social hub. We envisioned a home centered around entertaining and wanted that feeling to carry you throughout the space. The features within these homes have been designed and built to be easy to live in whether you’re a socialite or a peaceful solitude seeker.
