Middle River Waterfront
This modest 1 1/2 story existing home, located on a very tight site, is typical of houses built in the 1940’s on the Middle River waterfront. Because of a very tight budget and difficult environmental restrictions on the site, the decision was made to gut and renovate the house rather than attempting to demolish and rebuild the structure. PBA completely transformed the house into a very livable Arts and Crafts bungalow by creating modest additions on all four sides of the house, to the limit permitted by codes. PBA guided the approval process, which included multiple variances, and approvals from various agencies including the FAA due to flight path restrictions on the approach to Martin State Airport. The Baltimore County Department of Environmental Protection & Sustainability requested permission to use this renovation in a brochure the department was considering publishing as a shining example of “best practices” of building on waterfront parcels!
