Northside Rowhouse

This charming historic rowhouse and our client's eclectic art and collections immediately sparked our imagination, recalled images of travels, and pointed toward unique solutions for a confined property. Our client's initial desire was to renovate the kitchen and turn a cold, catch-all enclosed back porch into an inviting sunroom that would connect the indoor spaces to the garden terrace in back. The zoning limitations lead us to the creative solution of a sloped 2nd floor wall/roof, evoking memories of Parisian garret rooftop apartments. What unfolded inside was a beautiful contrast of light-filled spaces to cook and work, and cozy corners to read in the sun or by the fire.

Opposite the bay, we focused the east wall on a decorative tile niche for the cooktop and hood. Custom stainless steel shelves and open cubes above provide display space but still feature the tile behind. Ovens and a pull-out pantry are on the left, and the paneled refrigerator/freezer on the right.

Looking at the kitchen from new light-filled sunroom, the pendants over the island are centered on the new hallway to the front of the house. The small powder room we created on the first floor is finished with dark wallpaper with colorful red birds. The wall is painted with a dark gray wainscot to match, and thick warm walnut countertop floats across one end of the room, with a sink partially engaged, to save space.

We refurbished the original staircase, as the client loved the unique winder layout, which would not have been able to be rebuilt per code. We updated the railing at the second floor, repairing spindles and adding a fresh coat of paint.

We took some space from a third bedroom to insert a small primary suite bathroom. The graphic wallpaper and decorative pendant lights create a playful yet luxurious feel.

To be smart about where to allocate budget, we chose to utilize Ikea Pax wardrobe units, and build in a soffit above for a custom fit. We then floated custom shelves to fill in the niche near the front windows, and painted everything to match for a very custom-built appearance. Decorative door...

The old back porch was poorly constructed and uninviting.

The dining room and kitchen configuration we not conducive to a good flow through the house, and the kitchen was cramped, with little storage.

The back porch wasn't useable as a space to live, but just collected items with no better storage solutions. Windows were covered in plastic as they were drafting and the room made the kitchen beyond unbearably cold as well.
