This customer purchased this house, and then wanted renovations to be done prior to them moving. Translation: deadline!

Goal: to remove walls separating the Kitchen from the dining room as well as removing cabinets between the kitchen and the lower level living room.

Removing the load bearings walls proved to be a challenge: the entire ceiling and insulation had to be removed, and the roof trusses had to be reinforced, and some beams installed.
A new ceiling was installed with new insulation and even some built-in speakers.
600 square feet of tiling and subfloor was removed and replaced with new oak hardwood flooring.
The kitchen went from an enclosed space to an open concept design with a large island for the family to gather around in the morning.

Stainless steel and glass railings separate the kitchen from the sunken basement allowing light to travel clear across the house: this somewhat dark place was transformed into a beautiful open and bright modern space.
