Significant slope of existing street required lowering the floor of the original garage for a manageable driveway approach and extensive retaining wall terracing at front yard.
Completely rebuilding the upper floor made way for the new master suite including a see through fireplace, walk in closet, and luxurious bath with freestanding tub and generous shower. Relocating the original stair provided an opportunity for dramatic volume at entry with more functional shoe bench and storage. Dutch entry door takes advantage of the coastal prevailing breezes for natural ventilation through the house.
Existing 2,928 SF home had three bedrooms with attached 394 SF 2-car garage. Home expanded to 3,753 SF with four bedrooms (including new master and private guest suite for grandma) plus home office with oversized 704 SF 3-car garage. Garage almost doubled in size for tons of storage and 3-car oversized vehicle parking. Extensive exterior remodeling replaced all windows, doors and exterior finishes for low maintenance and increased energy efficiency, achieving 33% better than standard Title 24 performance. Hi-tech lighting and window shades with smart controls complete the home.
