Rio Del Mar

Due to the mass of the structure, we decided to use two different materials to add visual interest and proportion to the large surfaces of the front and sides of the house. We used stucco on the first floor and horizontal lap siding for the top story. We also came up with a custom trim design that added a nice touch to frame the windows and doors.

In addition, we reworked the driveway area to allow for more parking and added a rock façade to dress up the retaining walls.

This project started as an exterior makeover. There was a rotted deck over the garage that was failing and dangerous. After finding no moisture barrier between the old T-111 wood siding and framing we decided to use the existing siding as sheathing for the new exterior layer.

We then turned our attention to the interior. Inside the house, the entrance, kitchen, dining room and living room were all separated by small doors that made the house feel small and cramped. We took out those doors and increased the size of the openings to create more of a great room feeling for the living areas of the house.
