This is a proposal presentation on an existing home located in Toronto. The house will have an addition at the back on 2 storeys and the basement to increase square footage. In this process, the house will undergo a full renovation.

With a new addition, we are able to create a new mudroom with ample storage next to a laundry room. A large space will be dedicated to a family recreation room with vinyl wood flooring for durability. A full sized bedroom is also created to serve as a nanny's room, guest room, or any other purpose.

We are proposing a laundry room that can tackle everyday family loads. Tiled back splash is always a good idea, with easy to clean floor tiles especially for families with kids. Having a sink with proper storage is a must in a laundry room.

We are proposing a built in closet and storage unit in the basement mud room. It is highly likely that this will be used a lot by the family so opting for highly durable materials is a good way to save money down the road.

A design proposal has been made to have an open concept basement recreation room where the entire family can get together without having to be too careful. Extra storage is always appreciated by many home owners.

This recreation room is being proposed to have 2 groupings for different functions. Being in the basement, Clerestory window will help to bring in light into the space and brighten up the room.

Although this may not be a big washroom, playfulness is added by using patterned tiles on the floor. Frosted clerestory window also brings in light to brighten up the space.

The foyer is designed to tackle wear and tear but still look neat and clean. Built in closet will be made in wood and a glass panel with a film can create a fun atmosphere while keeping the privacy issue under control.

We are proposing a hard wood floor throughout on the main level. In the living room, large format tiles are proposed to go on the fireplace wall and the bench attached to the wall. Large tilt and turn windows will bring in natural light and also help with ventilation.

Open concept is proposed to keep the house feel bigger and airy. Limiting colour pallets to minimum as suggested, which can aid in making the space appear larger.

We are proposing a custom built in with tall pantry with an office nook next to it on the far wall. Using full height glass as stair guard opens up the space and lets in more light. Closer to the kitchen, will be an island with quartz counter top for a clean chic look without scaling down...

A proposal is made to have a custom wood vanity with storage creating a large horizontal plane for everyday items. A wall hung toilet is suggested to save room. Extra large format tile on one wall will act as an accent wall and create a wow factor when walking into the powder room.

This new addition at the back of the house will act as a den with an office nook. To make the room feel bright and big, large panel windows are used along the entire back wall. Black aluminum windows will add modern and chic atmosphere to the room.

On the second floor, we are proposing 4 bedrooms with 2 bathrooms and a laundry. Having a second laundry on the second floor is idea for everyday loads.

In this addition part of the home, we are proposing a master bedroom with 2 walls in large glass panels. This can let light into the space and create an illusion of making the room feel larger than it is.

We are proposing this master bedroom with a wall of custom built-in closets. The closets are situated between an en suite and their sleeping area, so that it can also act as a sound barrier.

The en suite is proposed with large format statuario tiles to give that luxurious feel, while keeping maintenance to minimum. A floating vanity will make the bathroom feel bigger as it is off the floor.

For this house, we are proposing a wood over hang with a wood screen on the exterior. This will help when modernising the home with sleek materials, such as stone front porch, laminam panels, etc. All of these nature inspired elements will tie together with existing brick wall.

On the side of house, we are proposing laminam panels or siding to be cladded. Laminam panels will create a modern chic look while siding will be cost effective. Both will work well with existing brick walls.

At the back of the house a backyard oasis is proposed. A wooden deck is designed to keep the space modern but family friendly at the same time. An area for barbeque and eating are designated along with ample storage. The continuation of wood and laminam materials are proposed.
