This project is one of our favorite client success stories. What started as a simple conversation in a Lyft ride going home from work late one evening, ended as an renovated Wardman style row-house with a 5-star rated Airbnb in the basement accessory dwelling unit (ADU).

Before conditions of the rear addition. The window at the base was an opening to the area that was dugout to capture additional space for the basement ADU. The additional area is used for a mechanical room + Airbnb walk-in closet.

Original basement entertainment room. The window is the future location of the front entry door for the Airbnb.

Basement AirBnB living area. At the front of the house, we provided a new private entry reusing the original window header. The sofa is a fold out bed to provide additional sleep arrangements for guests.

Reusing the existing window opening, allowed for natural light to fill the dining area for the guests to relax. The decor is either artwork the owner has picked up from their travels or the old faithful: IKEA.

The Airbnb bedroom was sized for a queen sized bed + desk. A new window was added to provide emergency egress.

The ADU's bedroom was spacious enough for a desk + chair. The room beyond is the space that we captured under the addition that hosts the walk-in closet + laundry for the Airbnb.

Before view of the Laundry + Mechanical Room. The space was gutted + converted to the Airbnb's bathroom. All the mechanical units were moved to the space that was captured by digging under the rear addition on the other side of the window.

The Airbnb bathroom is where the original mechanical room was located. This allowed us to stack all the plumbing lines on top of each other throughout the 3 levels, minimizing build-out costs.

Separating the basement from the residence included removing the stairs. We converted the space to a powder room, taking advantage of what the space gave us

Looking towards the Kitchen from the Living Area. We maintained the size of the openings as much as possible to bring in as much southern light as possible. The old Dining Room felt enclosed, and by shifting + addition new openings the center of the house feels open and has a great flow.

The second big decision made was the relocation of Kitchen to the former Sunroom space. This allowed the Owner to pick up additional floor area in the social spaces + improve the flow of the house. Second floor hallway at the top of the stairs. I love how the refinished original pine floors helps bring light into the house. To preserve the character of the house we saved the original chestnut doors, transoms, and trim.
