A Third Floor Transfigured
Six years after moving into a two-family home with their parents, our clients were ready to revitalize their second and third-floor unit. At the top of their list: transforming the dark, drafty third floor.
The existing layout had steep ceilings, poor insulation, minimal light, and a cramped half bath. Circulation to the back bedroom was awkwardly routed through the front bedroom, compromising privacy. By adding a large shed dormer, we created space for a small office, a full bathroom, and a hallway extension with a nook for a stacked washer/dryer. The redesign improved natural light, privacy, and functionality, with dormer windows and a skylight enhancing openness.
Thermal performance also saw significant upgrades, with closed-cell spray foam reducing air leakage by 25%. The project included roof reinforcement for solar panels, the removal of outdated oil systems, installation of a heat pump water heater, and new hardwired smoke and carbon monoxide alarms. The result is a light-filled, energy-efficient retreat that propels the home into the 21st century!
