This classic Northside brick beauty, in the Victorian-adjacent vernacular style, is bursting with original character from its luxury architectural materials and detailed workmanship. Have a look at how we preserved everything from fireplaces to staircases to stained glass windows...while modernizing the floor plan to make it a 4-bedroom, 3.5 bathroom home with all mod cons!

Enter the living room at the front of the house--with AET tile fireplace, original summer grate, and pocket doors with paned windows (!!), and you will sense the original feeling of this house.

...but once you are past those pocket doors, you will find a kitchen that is thoroughly equipped for the modern cook. Our first step was to remove the wall that separated the dining room from the kitchen to create a spacious, airy open plan.

The half wall will be a huge island where the family can gather while a meal is being prepared. Though we completely reconfigured the floor plan, we kept all the original windows and trim in place. That kitchen window--with daisy glass!-- will remain, and we will build a butler's pantry around it.

It seems no matter how big these old Northside houses are, few of them had ground-floor bathrooms. So we are putting in a powder room where a pantry once existed

Pretty trefoil and floral motif. We often think about the people who did the painstaking work to make these houses so elegant.

One of two master bedrooms we are putting on the second floor. Many people call this brightly colored fireplace tile "Rookwood" and indeed it looks like it is from the historic Cincinnati pottery company.. But in fact the tile was manufactured by AET in Zanesville.

This en-suite bathroom used to be a bedroom, so it has its own fireplace. Can you imagine how fabulous it will be for the eventual owner of this house to have a fireplace in their bathroom?

The third floor has a ceiling higher than usual for Northside homes. So it easily worked to make 2 bedrooms with a common space and bathroom between them.
