Our clients, a family of four, fell in love with the charm of this 1920's craftsman bungalow. The existing home only had two bedrooms, one bath and over 50% of the floor area had ceilings under 6'-9" in height -our client stood 6'-4" tall! Due to many zoning non-conformities we worked extensively with the city's planning department to develope a design that maintains the building's historical merits by retaining as much as the existing building as possible while still creating home suitable for a small family of four by todays standards. Initially, three different designs were proposed before the Director of Planning and the Heritage Planner would support a modest second floor addition giving our clients two additional bedrooms with a full bath and storage space. We also had an overwhelming number of neighbours that also supported this
project which was a big help.
The final form we decided on allows the addition to blend in with the original roof form, minimizes massing, height and visual impact and will still providing adequate headroom to the interior. Overall height of the building was increased due to larger roof joist required by the structural engineer. This allowed us to increase the roof insulation and substantially increase the home's energy efficiency.
Once a final design was agreed upon a Board of Variance appeal was required to address all the zoning nonconformity. We won our appeal without a hitch.
In addition to the second floor addition the space planning for the rest of the house was completely re-worked to include an open kitchen, dining and living area as well as a main floor master bedroom with a walk-in closet and ensuite. As well the basement slab was lowered to gain additional ceiling height and a new den, laundry and office
space was added.
Currently, we are working on a single-car garage in the back of the property which has been limited in size due to a significant large oak tree in the back yard. All we can say is our clients have been rockstars through-out this whole process. Working with the city can be quite daunting at the best of times and we thank them for their patience.
