A custom convenience stair with solar tube active and passive lighting links the sitting rooms with the upper floor bedrooms. The previous stair, an inexpensive steel spiral was unceremoniously placed in the center of the living room, so MVAPC relocated it and alter the spatial flow of the apartment. High performance passive house certified triple glazed windows were installed for optimal thermal comfort and acoustic isolation from the hum of New York City life. Two gas fireplaces were installed in sitting and family rooms. The kitchen features walnut cabinetry, engineered stone counters, marble accent slabs, a glass backsplash, top-of-the line appliances, and a custom eating corner with cushioned upholstery and custom made marble topped table.
