A Rustic Touch in Bressi Ranch

Our clients started a 2- story remodel and quickly found that they needed a designer on board to help with all the questions the contractor they hired posed to them. They had admired our work at an open house they attended as they initially believed they wanted to move from their existing home and buy a new one. This often happens with our clients who realize they need an extensive remodel, not sure of the time and discomfort that would take, investigate all that might be for sale in interesting affordable neighborhoods but then end up back at square one. They realize that their location, familiarity with neighbors, schools and amenities are worth keeping so ultimately decide to go ahead with the remodel of their own home and displacement of their lives for a period.

After seeing our work published and recognizing our work from the open house, they contacted us in earnest to help. Fortunately, we were available to help as demolition had already started. They had begun with a draftsman who created plans according to their instruction for permitting. Their goals were to achieve an open floor plan for the family to congregate in , add bi-fold doors to a new patio, open up a sight line from the front door to the ocean views, re-configure room functions more appropriately and entirely remodel all surfaces, finishes and furniture to the home.

We started with basic permit plans and personalized the design to suit their tastes and family lifestyle. One of the tools they gave us to work with was as power point presentation of each family members desires for their personal spaces. Each teenage daughter had very individual tastes and Mom and Dad also contributed to offering inspiration photos of what they admired. They had curated this presentation so expertly it made our involvement in leading them to the right choices very seamless.

One of the ambitions was to create a purpose for the proverbial Front room that is rarely used other than for Holiday tree placement as well as re-purpose the Dining Room to a more functional usable space. We called the Front room the “museum room” and came up with the idea of making it visually appealing and comfortable and loading it with family photos to provide giggles, talking points and history. It is a pleasure to hear it is used as such and when new friends of the girls and parents visit, they are ushered into this room to meet “the family” and enjoy the stories associated with landmark events. We planned the dining room re-location into the Great room where family eat daily, and the table offers an extension when friends join. This gave us space to create a “music room” for the family where the man of the home practices guitar and pre-dinner drinks are served in comfort. The arched opening of this room faces a patio which is re-designed as an outdoor yoga area with fountain.

In the removal of a major wall to create the new Great room we had a huge beam engineered to open up the space and was totally worth the transformation. We re-oriented the door to the original Powder Room from the hall which gave us a sizeable area to design a central beverage station between the Family room and kitchen and opposite the dining table. This takes traffic out of the kitchen and thoroughfares and family and friends congregate here whilst serving beverages from a fully equipped bar.

On the second floor we re-designed both teenage girl’s bedrooms and baths and re-purposed the “bonus room” to serve as a teenage” hang-out” and homework room. 2 computer stations were planned under the window with a pop-up monitor between them which can be used as a tv as well, viewed from a comfy sofa opposite. It is very rewarding when we hear that the girls actually use this space as it was designed to be.

The Master suite, closet and bath were re-configured to suit the owners needs to provide an expanded closet, double spacious sinks with a make-up vanity and freestanding soak tub.

Our clients are all moved in, happy with their new space and delighted they made the decision to stay in the neighborhood and remodel the family home.
