Falls Run Road, McLean

This mid-sized lot was left abandoned and unused for years.
Redevelopment of the lot with a new home was restricted by the
topography, flood plain, as well as health department and septic
field restrictions. The only way we could achieve any
redevelopment of this property for our custom client was to
renovate the existing dilapidated structure.

A young family was looking for a modest sized home in Mclean/Great Falls that fit within their budget. The renovation was restricted to 150% of the
original house to take advantage of using the existing drain field,
since a new field was not possible to achieve.

One corner of the front porch is has a cantilevered concrete grade beam and LVL’s above to keep any loading away from the existing in ground septic
tank at the corner of the house. We took off the roof, relocated the stairs and raised the height of the main floor walls to 10’ high.

The new second floor has 9’ ceilings and an overlook to the family room below. The floor plan was completely opened up to maximize feel or the main living
spaces. The nook and family room were bumped out to the rear of
the house and a new porch and garage were added to the new
front.

Box bay windows were added to the new library, dining
room and bedrooms to extend the room size without adding
square footage.

A large rear veranda with a great stone fireplace
was added off of the great room to provide more living space that
did not count against finished square footage. This space also sits
at the crest of the hill give 180 degree views of the creek and trees
below.

The Basement floor was lowered and a basement exit was added
up under the dining room porch access.

The exterior was based upon a craftsman cottage collection.
