Lackner remodel

The goal of this project was to to re-work the floor plan of this 1915 bungalow to redefine a kitchen and sunroom that had been opened up into one large space in the 1970's. The design priority was to blend the remodeled areas as well as possible with the original style and character of the house, with some obviously modern exceptions such as stainless appliances.

Instead of the open-concept that is so popular these days, the Owners chose to re-partition the space to allow more usable room in the kitchen, re-define the sunroom as its own unique space with an added laundry area, and create a new hallway that allows a natural flow throughout this part of the house.

The bathroom and bedroom were gutted along with the kitchen/sunroom space to shore up and correct a wildly out-of-level floor present throughout the back half of the house. The entire first floor was treated to a re-pipe to remove old crusty galvanized water pipes and cast iron waste lines. New gas lines were installed to the range, clothes dryer, and grill outside. Original lathe and plaster was replaced with sheetrock, and all exterior walls, floors, and ceilings were insulated. New doors and windows were installed to match the existing 9-panel windows original to the house.
