Middlefield [Remodel]
The Middlefield Eichler: Precision Engineering for an Iconic Classic
[Palo Alto | Renovation]
Renovating an Eichler is famously difficult; with no attic and no crawlspace, there is nowhere to hide the "guts" of a home. For the Middlefield project, we took on the challenge of a full-scale modernization while strictly honoring the original mid-century aesthetic. We didn't just update the look; we completely re-engineered the home’s performance.
Because we couldn't rely on traditional spaces for utilities, our team utilized specialized technical solutions to install all-new mechanical, electrical, and plumbing (MEP) systems and high-grade insulation. While the house was stripped to its bones and every system was replaced, the goal remained the same: preserve the signature Eichler "spirit" while making it significantly more functional and livable for a modern family.
By leveraging our Developer Advantage, we integrated premium modern finishes—including custom-sourced cabinetry and stone—that align with the home's minimalist roots. The result is an iconic Palo Alto home that looks like a classic but performs with the efficiency and comfort of a 2024 build.
Technical & Design Highlights:
Systemic Rebirth: A complete overhaul of all "unseen" components—MEP, insulation, and drywall—managed within the unique constraints of the original post-and-beam structure.
Enhanced Livability: We opened up the floor plan to improve daily functionality without losing the indoor-outdoor connection Eichlers are known for.
Developer-Sourced Finishes: Direct procurement of high-end materials that match the mid-century palette, offering up to 70% savings on millwork and stone.
Thermal Efficiency: Upgraded insulation and high-performance glazing to solve the common "Eichler temperature" issues, making the home comfortable year-round.
Preserved Modernism: A meticulous exterior restoration that keeps the home’s historical integrity while adding 21st-century durability.
The Square 1 Approach:
Working on an Eichler requires zero margin for error. True to our "Building on Certainty" model, the Middlefield project followed a Milestone-Based Payment Structure. Because every pipe and wire had to be perfectly placed within the existing slab and roofline, our process ensured that every phase passed rigorous city inspections before any payment was triggered.
