NUHAUS LIVE-WORK

Located on California Ave in West Seattle, Nuhaus Live-Work includes six two-bedroom townhouses, each with its own roof terrace and ground-floor commercial spaces. The main floor living spaces include an open plan kitchen, dining and living room; and the bedrooms on the third floor each have their own dedicated bath. The landscape plan was developed with Fazio Associates Inc. Landscape Architects.

The six townhouses that make up Nuhaus Live-Work were designed as three pairs of mirrored units. Gates at the corners of the building lead to residential entrances, while commercial entrances are directly off the street.
South Elevation
The townhouses occupy a prominent corner site on one of West Seattle's main streets, with bus service directly off the corner. Balconies are off the master bedroom, and the rooftop penthouses are visible above.
Southwest Corner
Viewed from across the street, the design for the townhouses responded in part to the existing bus shelter. A gate to the left leads to the residential entrances.
West Elevation
Paths to the commercial entrances for each townhouse are directly off the street, with industrial steel awnings over the doors.
Commercial Entrances
The open-plan main living space includes the kitchen, dining room and living room spaces. Stairs down to the residential entry and commercial space and to the floor above are open, allowing light and air to filter through the different spaces.

Wood cabinets in the kitchen are stained black, with white engineered quartz countertops. Appliances are stainless steel.

The kitchen is open to the dining and living room spaces and windows beyond. Open stairs allow the space to feel more expansive, and filter light up and down between floors.

Roof decks have ceramic tile walking surfaces and planter gardens.

The stairs from the second floor through to the roof penthouses include steel stringers and railings, with glulam wood treads.

The ground floor commercial space is rented as part of the townhouse, and can be used for a variety of business types by the tenants.

The dark gray siding and trim with deep brown Prodema panels provide a contemporary aesthetic, and complement the surrounding landscaping.

Southwest Corner at Night
Each pair of units was designed almost as a discrete building with the floor plans mirrored from each other. The paired units are offset from each other to provide additional visibility and light to the ones further from the corner.
