Open Floor Plan Remodel

This open floor plan remodel removed three interior and one exterior bearing wall to create dramatic sightlines while preserving the intimacy of discrete groupings. The project encompassed all design and remodeling as well as all furnishing and decorating. In the family room, the outdated red brick fireplace was replaced by a massive, stone fireplace with bluestone mantle and a curved raised bluestone hearth, which left space to the right to install French doors with a clerestory transom overlooking the gardens and bringing light. The living room fireplace gained a marble surround and wood mantle. Eight skylights were added to the north-facing sunroom which overlooks a pond with fountain. The original hardwood floors were restored and stained espresso, and new crown moldings, wide casings and two-piece base moldings unified the space. In the entry, steel doors were replaced with a custom mahogany doorset with opaque leaded glass panes. The steel pipe railings were replaced by a hardwood balustrade with an ebony stained handrail which sets it off against the espresso hardwood floors. The kitchen was expanded by removing a bearing wall and two additional walls, closing off the door from a back hall, removing an exterior door and installing two new large Marvin casement windows that flank the professional DCS 6-burner range with grill and and double oven. A powerful but quiet Viking ventilator is encased in a custom cabinet matching the new cabinets. A narrow band of stainless steel at the bottom of the white cabinet ties it to the stainless professional stove and appliances. The windows are finished in opaque leaded glass that filter the harsh western light and create privacy from the side view of the house next door while tying it to the original leaded glass casement windows over the sink accentuating the Norman style. A massive island includes a second sink, drawer dishwasher and refrigerator making it a true two-cook gourmet kitchen. Uncluttered counters and expanses of carrara marble brighten the kitchen and the white glazed subway tile covers all wall space, unifying the composition while reflecting the ambient light. At the entry to the kitchen a recessed cabinet hides docking stations for the whole family's cell phones taming clutter. The living room was enlarged by eliminating walls separating an adjacent sixth bedroom, provided space for a wet bar, wine chiller and intimate seating overlooking the garden and brought light to the interior living room which is separated from the front of the house by a front-facing office.
