Slater-Custom Residence and ADU
This custom designed residence with detached ADU was designed and planned in 2017 and completed in December of 2018. The house was designed by Sno Valley Cottages for ID Construction Group, a local builder that specializes in high end custom spec homes in the greater Seattle Area.
This residence is located on a small lake in Kirkland, WA. Due to street location and lake setback requirements the challenge was to fulfill all of the builders needs while conforming to the difficult site conditions while capturing the spectacular view corridors and creating a sense of privacy to the adjacent homes and streets.
Build Details:
This house boasts 3825 Sq. Ft. of living space with 4 bedrooms, 3.25 baths, bonus on second floor and media room on main floor, formal dining, Great Room, guest suite on the main floor with en suite. Expansive kitchen with large walk-in pantry, laundry on the second floor.
The builder desired a detached ADU (Accessory Dwelling Unit) for this project, so we thoughtfully designed the hidden jewel above the garage. The 800 Sq. Ft. dwelling over the garage is completed self contained with separate entrance flaking the garage, 2 bedrooms, 1 bath, living, kitchen, dining nook and small deck. The ADU was significantly constrained by the site setbacks and all of the main wall planes were angled to maximize the views and maximize the functionality if the spaces. A small deck was added to offer a small space for enjoying the lake.
The house and the ADU both have radiant heat and ERV's for controlling ventilation and indoor air quality. The builder used plygem windows combined with clear cedar siding and Corten weathering steel panels. An indoor/outdoor gas fireplace is a nice feature on the main house. All spaces that face the lake afford expansive glass that maximizes the natural light and draws in the maximum amount of view. All windows were orientated away from adjacent properties for privacy. Windows and common spaces between the main house and ADU were thoughtfully laid out to ensure privacy between the spaces, something that is important to owners if they are planning to rent out the ADU.
There are nice touches of Reclaimed Douglas fir throughout, this was a detail that Sno Valley Cottages were hired to procure and install. The feature wall in the master bathroom was also installed by Sno Valley Cottages. The beautiful concrete sinks and fireplace surround in the master bedroom were a really nice touch by the builder.
