A local realtor was having a hard time selling an older home built in the 1960's. The aging owner had moved to a retirement home and left the house basically untouched for decades. This presented itself as a problem to perspective buyers who couldn't visualize what the space could look like after a remodel. The request, and resulting image - was to remodel the space "virtually" - print out rendered drawings and place in the space for customers to review.

After not selling the home for over 6 months, the home went under contract in three days of our completing this project!

This was an early depiction of space planning - having removed several walls and begun to identify with the realtor on what they wanted to see.

The visible white line in front of the table indicates the location of an existing wall. The floor plan of the home was small - so to increase perceptual space - removing walls was necessary to influence a open floor plan feel.

Fairly close to a final view rendering, note the couple has even left unfinished bottles on their newly constructed bar. This view points back towards the door and living space from the dining area/nook.

Design heavy, we added a brick veneer to the back wall and followed that approach by encasing the center island in the same veneer. Hardwood floors flowed through the entire space while unique post industrial lighting left a warm inviting glow.
