Duncan Avenue Basement Renovation

The 1319 Residence was built in 1923 with a basement used primarily to accommodate mechanical equipment, laundry facilities and storage. The owner’s desire was to convert this utility area into a modern comfortable living environment that reflected their personalities and interests. Some of the challenges associated with the existing space were its small size (700 sf), age, and available ceiling heights (6’-7” to 7’-4”). A mixed palette of materials was integrated into the design to delineate space. The primary functions were positioned at the center of the space while the secondary functions were situated around the perimeter to enable good flow. The mechanical space was separated from the primary space by a corrugated metal partition. This material was chosen to express the utilitarian function occurring within and to contrast/accent the adjacent materials. The secondary functions are separated from the primary space by painted drywall partitions. The sealed stone wall is highlighted and exposed at each end of the primary space to bridge the gap between the contrasting materials. The ceiling structure was left exposed and painted black to give the illusion of more height. Special attention was also given to poetically and physically transition from new to existing materials/ partitions.
