Greenview Commons consists of seven condominiums in the center of Princeton Borough. It offers a smaller “downsizable” unit opportunity in the center of town within sight of the Princeton Arts Council and the Princeton Public Library and within 300 yards of Princeton University. It is part of an existing neighborhood where all of the residents walk to town and the retention of porches on the existing houses encourages personal interaction. The development thrust of this project is to capture unused but allowed FAR building area.

By attaching that additional area to the rear of the existing houses and executing it in the same material, but in a modernist vocabulary, will not be an inauthentic extension of them and, therefore, diminish their authenticity and history. By retaining the three existing structure along the street, the neighborhood character and scale of the site will be maintained while increased density is achieved.

All of the three existing houses are to be renovated using sustainable materials. Rainwater is being harvested and used for gray water and, where possible, sod roofs are being used. Each housing unit has its own private outdoor green courtyard area. Being of an area exclusively zoned residential, the project will not be mixed-use; however, it faces the Princeton cemetery and will have perpetual green space. Of late, the cemetery has become a walking park.
