Kirkland Condo Multiple Bathrooms

**Primary & Guest Bath Renovation | Downtown Kirkland Condominium**

When we first walked into this downtown Kirkland condominium, the bathrooms were functional but forgettable — original finishes, minimal storage, and none of the personality the owners were after. These are people who love art, love design, and wanted their home to feel like it.

The primary bathroom started with a conversation about what wasn't working. Storage was inadequate, the space felt clinical, and a wasted 12-inch partition wall was doing nothing but hiding an air vent. We rebuilt it at 26 inches, tucked the vent inside, and gained a full linen cabinet in the process — the kind of solution that only reveals itself when you look closely enough.

The client had hoped for a freestanding tub, but condominium constraints made that impossible. The alternative — a built-in tub with a seamless stone slab surround and a frameless glass partition integrating the soaking area directly into the shower — proved to be the better concept. Large format tile wraps the walls, herringbone mosaic grounds the shower floor, and oil-rubbed bronze fixtures add warmth throughout. At the far end of the room, a new cabinetry tower with open floating shelves holds the artwork and objects she loves — the first thing you see when you walk in. Toe kick lighting under both the vanity and end cabinet completes the spa atmosphere. Gunmetal plumbing fixtures and intentionally mixed metals give the space a layered, collected quality.

The guest bath was designed to live as both a daily-use bathroom and an elevated powder room for entertaining. We removed half of the wall separating the toilet from the original shower stall, replaced it with a glass surround, and transformed a choppy, closed-in room into something that feels open and considered. Textured vinyl wallpaper wraps the space in warmth, and a built-up countertop profile gives the vanity a custom, substantial presence.

Two very different bathrooms. One clear point of view.
