National Blvd Small Lot Subdivision
Los Angeles has been experimenting with a new type of housing model - The Small Lot Subdivision. This project is an example of the implementation of the progressive new code that allows individual ownership of semi-dense housing developments. Each family owns their own porch, their own garage, their own 3-story modern home, and their own expansive roof deck. There's no HOA and there's no gated community. The project is intelligently connected to the street and thoughtfully designed to enhance privacy and neighborly etiquette.
Working in collaboration with Modative, Laney LA was hired to design this 10-unit modern development. Our team explored multiple site arrangements, massing strategies, and several arrangements for the interior floor plans. Ultimately, we arrived at a composition that celebrated a high-contrast, iconic roof volume which twists to create views for each unit.
We titled our concept for the project "The Glancing Bungalow." The lifted, street-facing gable roofs are an ode to the iconic LA bungalow. The fanning, radiating shapes of the units help capture the views of National Blvd.
