Pass-a-grille Mediterranean

The owner wanted a traditional Mediterranean exterior with a more modern and eclectic interior. The structure is on the water in a hurricane zone. It is reinforced masonry construction with impact rated windows and doors. It is in a flood zone that requires the areas below the flood elevation (the ground floor) to be restricted to parking and storage. The home is on a small lot which restricted the size of the house to just under 7000 sf. In addition to a highly detailed interior finish, the home has a foam insulation system with high efficiency air conditioning units, LED lighting, and fresh air brought in through a dehumidification and filtration system.
