Pewaukee Sunroom Addition
The owners of this condo had several challenges. The west facing deck was unusable during portions of the summer due to the intense direct sunlight as well as an abundance of insects. They wanted a three season enclosed space to resolve their challenges while providing an inviting, comfortable transitional space.
The exterior roof pitch, overhangs, materials and colors used needed to match the existing condo to meet the condo association’s approval. The existing decking was removed while retaining the existing floor joists, pier posts and footings to reduce cost and help meet their budget. Two additional pier footings were added with (3) 2 x 12 floor joists to support the new three season structure. The top plate is lower than the existing structure to accommodate the vaulted ceiling. The three patio door system was retained as access to the new room. One heat run was extended to the exterior wall, one cold air return on the interior wall, and the homeowner furnished a prefab electric fireplace to take the chill our during those fall football games.
The hip style ceiling was designed to mimic the roof lines, providing an open, interesting detail with the sloping ceiling planes. Seven 4’ x 5’ insulated sliding windows bring the outdoors in, while providing space on the north wall for the flat screen TV.
16” x16” Armstrong Limestone Luxury Tile in a taupe/gray color was installed in a 45 degree pattern to enhance the appearance and make the floor and room feel more expansive. Walls and ceilings are drywall with the walls a soft yellow color providing warmth and bringing summer into the room. The interior trim was painted white for a crisp fresh look, the perfect choice to set off the wall color. The organic scheme marries the earthy outdoor elements to the Rattan furniture.
A 9’ x 17’ wood deck was constructed and provides space to grille, seating and access to the rear yard. This wood outdoor living space and decking performs better in the heat, and is much easier on bare feet. The exterior was stained and painted to blend in with the existing, including the deck and pier posts. The paint color was modified to match the slightly faded existing siding color. For safety, a termination shield was installed on the direct vent fireplace exhaust cap located on the new deck portion.
The final product is highly functional inviting retreat providing shade, great breezes and a haven from insects while blending seamlessly onto the exterior. It is a wonderful transitional room to the outdoors, capturing the view of the adjacent pond, fountain and wildlife. This three season space and decking supports leisurely living while increasing the square footage for functional use.
