Acton, W3 – Designer & Builder
Acton Townhouse Renovation & Loft Conversion
Client & Project Overview
Our client, a city professional with aspirations of building a property portfolio in Acton and West London, acquired a 1950s house in need of extensive refurbishment. Seeking to maximize return on investment, the client mandated us for a full design and build service, including obtaining planning permissions for a loft conversion to expand the living space.
The Challenge
The property required a complete renovation after decades of neglect. To make the investment viable, we needed to increase the usable floor area, requiring planning permission for an upward extension and loft conversion. Working within a tight budget and an accelerated timeline was essential to ensuring the project remained profitable.
Our Approach
We provided a comprehensive, end-to-end service, allowing our client to take a hands-off approach while we managed the entire process. Our 360-degree model covered everything from architectural design, planning applications, and structural assessments to construction and project management.
The Implementation
1. Survey & Architectural Design
o Conducted a full property survey and developed detailed CAD drawings.
o Designed an optimal loft dormer conversion, maximizing space and value.
o Submitted a comprehensive planning application to The London Borough of Ealing.
2. Structural & Construction Works
o Engaged a structural engineer to assess load-bearing requirements and structural integrity.
o Implemented steel beams and reinforcements to support the loft conversion and open-plan layout.
o Undertook a complete back-to-brick renovation, modernizing the property from the ground up.
o Installed new plumbing, electrical wiring, and heating systems.
o Prepared construction drawings and obtained building control approvals.
o Managed party wall agreements and liaised with utility companies for new gas connections.
3. Project Execution & Completion
o Secured planning permission for the loft conversion.
o Executed all construction and interior refurbishment works.
o Delivered the project within one year and on budget.
The Outcome
The full renovation and loft extension transformed the property, significantly increasing its market value. Upon completion, the client successfully sold the townhouse through Aston Tate Estate Agents, achieving a high Internal Rate of Return (IRR). As part of our agreement, we also benefited from a share of the net profits, making this a highly successful development project.
