Project Overview:
Dominic Payte led as the principal architects, interior designers, and builders for the redevelopment project situated in Gloucester Gardens, Bayswater. The property, originally an ex-council studio apartment on the ground floor, was in a state of serious disrepair. Through our network, we acquired the property from the vendor, Westminster Council. This endeavour was undertaken as a joint venture with one of our existing clients, a Hong Kong-based fund manager/investment banker.

Transformation and Design:
The project involved a visionary conversion of the studio apartment into a contemporary 1-bedroom flat, showcasing our design team's innovative skills. Leveraging our expertise in interior architecture, we implemented underfloor heating to optimize space utilization, resulting in a practical yet spectacular living area.

Regulatory Compliance:
Securing both License to Alter ('LTA') and listed building consent was crucial due to the structural modifications involved. This required approvals from the freeholder, Westminster Council, and The Church Commission.

Execution and Timeline:
Our team meticulously crafted a design brief aligned with the client's vision, supported by detailed drawings, 3D renders, and a comprehensive work schedule. With the necessary consents obtained, the project commenced and was successfully completed within a swift 72-day timeline.

Quality and Cost Management:
As a development project, stringent cost control measures were implemented while ensuring superior quality finishes. Fixtures and fittings were carefully selected to balance cost-effectiveness with premium quality, including tiles from Topps, kitchen units from Wren, and bathroom fixtures from C.P. Hart. Emphasis was placed on investing in high-touch areas such as Grohe taps and Corringham kitchen worktops to enhance the overall appeal.

Financial Performance:
The project yielded a high Internal Rate of Return (IRR) for our investor, underscoring the success of our strategic approach and meticulous execution.
