Arlington Attic Renovation

The developers of this two-family residence requested we determine the feasibility of renovating the unused attic into habitable space. We documented the building and provided the construction documentation to provide a new master suite. The project was completed and the unit sold hours after listing.

Finished master bedroom looking towards new forward stair and dormer. We had to add a new staircase on top of the existing to allow access but otherwise there were no changes to the exterior.

The existing hall was renovated to include a more open floor plan. The existing floors were refinished and patched. A new handrail was provided to highlight the stairs down.

A spacious living room was made even larger when the existing opening between the hallway was enlarged. Beyond, a door to a second level walk out porch provides a link to the outdoors.

A dining room serves as an intermediate gathering space between the living room and kitchen. This well-lit area was opened to other rooms to improve flow. Furnishings provided room definition in order to maintain a sense of formality.

The master bedroom is now a warm and inviting space that had previously been an unused attic. Details found throughout the house are carried up to this level in order to provide a seamless transition from old to new.

A quick peek into the master bathroom shows what can be accomplished in a small space. A double vanity, toilet and shower (behind) are all provided off the master bedroom. The door to the master closet is see beyond.

Existing bedrooms were opened wherever possible to provide more floor space. This small alcove allows for a seating area for the owners's guests.
